We will handle the whole project from start to finish.

BC Workspace will handle the whole project from initial brief to conceptual design and then the production of working drawings and construction delivery on site.  The working space is then handed back to you for occupation and use.

It is often found that clients, construction or property professionals approach us with either a visual or conceptual  design.  This is particularly the case if the fit-out forms part of a broader construction project.  Our expertise in the use of interiors components and finishes is often then called upon to make final specifications for client approval and subsequently complete the fit-out.

When a fully-specified design has already been completed by an architectural practice, BC Workspace welcome the opportunity to tender for works either as main contractor or sub-contractor.

What is a typical CAT A
Fit-out for a landlord?

CAT A fit-outs are usually undertaken by the owner of the premises.  In general, the objective is to present a clean functional and flexible space to attract a suitable incoming tenant. 

These works often follow the departure of a previous tenant and their costs are often wholly or partially drawn from the cash settlement of the existing tenant in lieu of undertaking dilapidation works themselves.
The specification of a Category A fit-out will vary dependent on the premises value, condition of the building and the type of tenant the landlord wishes to attract but can commonly include:
Lighting & Power
Fire alarm and detection
Raised access floors
General repairs
New toilets and welfare areas
Floor coverings
External works

Providing services for CAT A+ spaces

At first sight, co-working appears to be sold on the informality and projection of a millennial awareness. Whilst this is a factor, the immediate availability of the power, data and installed assets allows tenants to be operational in days rather than weeks.

In reality, when security, identity and productivity are taken into account, most tenants want and need their own front door and an equally flexible environment can still be created within their demise.

CAT A+ space

Everything done in one smooth process.

CAT A+ space can be presented to prospective tenants from a basic pre-installed underfloor grid of power and data up to a more complete furniture install. Removing the underfloor works from a CAT B can halve site time and good to go options on install can make the proposed transaction immediately tangible.
