Fit-Out (CAT A Landlord)

Category A Fit-outs are usually undertaken by the owner of a premises. In general the objective is to present a clean functional and flexible space to attract a suitable tenant. These works often follow the departure of a previous tenant and their costs are often wholly or partially drawn from the cash settlement of the exiting tenant in lieu of undertaking dilapidation works themselves.

The specification of a Category A fit-out will vary dependent on the premises value, condition of the building and the type of tenant the landlord wishes to attract but can commonly include:

- Ceilings
- Lighting & Power
- HVAC
- Fire alarm and detection
- Raised access floors
- General repairs
- New toilets and welfare areas
